Symbiont established its design/build division in 1986 to provide design/build and construction management services. The division was formed in specific response to clients who, as a result of the quality design service Symbiont's other divisions provided, wanted to assign single source responsibility and accountability for the comprehensive scope of capital improvement projects. Symbiont assists clients in implementing project delivery methods that respond to each client's unique and critical project objectives.

Symbiont's role in project delivery has ranged from serving as the owner's representative in performing contract administration, to prepurchase of long lead time equipment, to complete design/build and turnkey projects, as well as numerous and varying degrees of responsibility in between. Symbiont's work has included projects for wastewater treatment, soil and groundwater remediation, building and warehouse construction, manufacturing facilities and others. Since Symbiont's inception more than 200 projects ranging in costs from $10,000 to $15,000,000 have been successfully delivered.

Construction management and design/build project delivery methods have evolved to address an owner's desire for fast-track delivery, reduced construction disputes, cost control, and alternative management methods for construction projects and continue to gain in popularity. Symbiont has grown along with this demand. These project delivery approaches reduce the burdens and liabilities of an owner normally associated with contracting and coordinating multiple parties to implement capital improvement projects in the traditional design/bid/build format.
